Tenant Selection Criteria
How We Place Tenants
We Look at the Whole Application — Not Just a Credit Score
There is no single minimum credit score that determines whether an applicant qualifies for one of our homes. Hendricks Real Estate uses Audition, our standardized application scoring system, to evaluate each application consistently across several factors.
Audition considers an applicant's credit profile, income relative to the rent, employment history, and rental history rather than relying on any one factor alone. A lower score in one area does not necessarily mean an application will be declined if the overall application demonstrates the ability and history to meet the obligations of the lease.
For applications with multiple adults, we evaluate applicants individually as well as collectively where appropriate. Income from the two highest earners may be considered together when determining household income qualification.
Approval Isn't Always Pass or Fail
Applications that meet our standard qualification criteria may be approved with standard lease terms. Some applicants who don't qualify for standard approval may still be eligible for conditional approval, which can include an increased security deposit or an additional monthly fee based on the overall application.
Certain circumstances—including specified criminal history, inaccurate or unverifiable application information, or other disqualifying criteria—may result in denial regardless of the strength of other factors.
Why We Use Audition
Tenant selection shouldn't depend on a gut feeling—or whether one number happens to fall on the right side of an arbitrary cutoff.
Our goal is to apply the same objective framework to every application, while recognizing that qualified renters don't all have identical financial profiles. Audition allows us to evaluate the overall strength of an application consistently while giving some applicants who don't meet standard approval criteria another path to qualification.
Before applying, prospective tenants should review our complete Tenant Selection Criteria for all qualification requirements and grounds for denial.
Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which the Landlord will be basing the decision to lease the Property to you. If your application is denied based upon information obtained from your credit report, you will be notified.
- Criminal History: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. Felonies or any type of assault or violence charges (misdemeanor or felony) are grounds for automatic denial. Other criminal records may influence the Landlord’s decision to lease the Property to you.
- Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord’s decision to lease the Property to you. Evictions or foreclosures in the past 5 years around grounds for automatic denial. Applicants with older evictions will only be considered if the debt to the past landlord has been paid in full.
- Current Income: Landlords may ask you to verify your income as stated on your Lease Application. Depending upon the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income may influence Landlord’s decision to lease the Property to you. A minimum of three times the rent amount in gross (pre-tax) monthly income is required. Self-employed applicants will need to provide last year’s tax return. Non-employment income, such as child support, social security, or disability will need to be documented by an award letter. Roommates: Income from ONLY the 2 highest earners will be considered towards the 3x rental income requirement.
- Credit History: Landlords will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Landlord’s decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified.
- Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or your provision of information that is unverifiable will be considered by the Landlord when making the decision to lease the Property to you.
