Know what to expect—and when a charge applies.

Nobody likes surprises on their resident account. This page explains the fees and other charges that may apply during your tenancy, including what they cover and when they are assessed.

Some charges are part of your regular monthly housing costs. Others apply only in certain circumstances, such as a returned payment, a missed maintenance appointment, an early move-out, or a repair that is the resident’s responsibility. Not every charge applies to every resident.

This page is a general reference and does not change your lease. Amounts and requirements may vary by property and lease agreement. Your signed lease, applicable addenda, and applicable law govern the charges that apply to your tenancy.

Recurring Initial late fee 5% of Rent When full rent has not been received by 11:59 p.m. on the 3rd of the month.
Recurring Additional daily late fee 1% of Rent Per day thereafter until rent and late charges are paid in full, as worded in the lease.
Recurring Returned-payment fee $78 For each payment returned or not honored by the financial institution for any reason.
Recurring Paper-payment handling fee $8 Per payment/paper item, such as a money order or cashier's check.
Recurring Notice-posting fee $125 Posting a legal or lease violation notice
Maintenance & compliance Utilities not transferred at move-in $8 / day / utility provider + actual usage When required utilities are not transferred to the resident's name at move-in.
Maintenance & compliance Resident-chargeable repair handling fee $68 + repair cost For repairs charged back to the resident; the surrounding provision addresses misuse, neglect, and resident-caused damage.
Maintenance & compliance Property-access trip charge $100 When arranged access is unavailable because the resident has not made the property accessible, including occupants, guests, animals, or security devices.
Maintenance & compliance Non-emergency hotline call $25 For non-emergency calls to the emergency maintenance hotline.
Maintenance & compliance HOA violation-notice fee $25 / notice + HOA charges For each HOA violation notice received, where applicable.
Maintenance & compliance Unauthorized-animal charge $500 initially + $10 / day thereafter / animal For violating the lease's animal restrictions.
Maintenance & compliance Insurance-lapse violation fee $25 When a resident's separately obtained insurance policy is canceled or lapses.
Lease changes & move-out Withdrawal of keybox authorization One month's rent When the resident withdraws authorization for a keybox in writing.
Lease changes & move-out Replacement-tenant fee 100% of replacement tenant's monthly rent Due when the landlord agrees to permit a replacement tenant to occupy the property.
Lease changes & move-out Early-termination administrative fee $288 For early termination, in addition to the replacement-tenant fees referenced in Paragraph 25B(4).
Lease changes & move-out Deposit-disposition administrative fee $150 Deducted from the security deposit to cover administrative costs of completing work if there are chargeable damages.
Lease changes & move-out Eviction administrative fee $500 Once an eviction lawsuit is filed, in addition to other default-related charges.
Lease changes & move-out Holdover rent 3 times monthly rent, calculated daily For failure to vacate when the lease ends; immediately due daily.
Lease changes & move-out Interest on unpaid amounts after default 18% annually, or maximum allowed by law On unpaid amounts, including judgments, from the due date under the default provision.
Variable costs Repair-contractor trip charge Actual cost from contractor When a repair person cannot obtain access after arrangements have been made with the resident.
Variable costs Resident-responsible repairs Repair cost; no fixed amount As assigned in Paragraph 15D(2): resident-caused conditions, certain door/window/screen damage, wastewater stoppages, cosmetic items, and listed appliances/items.
Variable costs HOA fines and optional amenity fees Assessed charges; no fixed amount For HOA/restrictive-covenant violations and optional common-area or facility user fees.
Variable costs Towing and vehicle removal Towing / removal cost For the vehicle and parking circumstances described in the lease.
Variable costs Unauthorized satellite-dish removal Removal cost For unauthorized satellite-dish installation.
Variable costs Non-disparagement liquidated damages $500 / day + applicable enforcement costs As written, after the 72-hour written notice-and-demand period while a prohibited statement remains published.
Variable costs Bad-faith withholding of rent against deposit Up to 3 times rent wrongfully withheld + attorney fees The lease describes possible liability for a bad-faith violation of its security-deposit / last-month-rent provision.
