We just finished pulling two years of MLS lease data for Dripping Springs, and one trend jumped off the page: homes for lease are moving significantly faster than they were a year ago.
According to our analysis of leases closed between June 1 and July 29 in both years:
- Median days on market dropped from 22 days to 13 days — a 41% drop
- Leases closed at or above asking price on 86% of homes, up slightly from 84% last summer
- New listings entering the market held steady (58 last summer vs. 60 this summer), so this isn't a supply story — it's a demand story
- Median rent moved from $2,600 to $2,950
That last number needs a caveat, and it's an important one. When we broke rents out by bedroom count, the picture got more nuanced. Three-bedroom homes were up only modestly (from $2,425 to $2,500), and four-bedroom homes actually leased for slightly less than they did last summer ($3,500 down to $3,290). The jump in the overall median is mostly because more larger homes leased this summer than last — not because rents broadly spiked.
What is unambiguous is the speed. And that speed shift didn't start this summer — it started back in March. Homes that closed between September 2025 and February 2026 sat a median of 44 days before going under contract. From March through July 2026, that number dropped to 18.5 days. Something changed this spring, and it's held all the way through summer.
For property owners, this matters in a very practical way. A market that's absorbing listings in under two weeks gives us more room to hold firm on price, negotiate lease terms, and be selective about tenant quality — instead of just taking whichever application shows up first.
